Mancos

Mancos had 10 months of inventory in July, placing it in buyer’s-market territory, but the homes that sold moved in a median of only 10 days and received 105.8% of their asking price. That unusual combination shows that broader market conditions do not determine the outcome for every property. Desirable homes can still generate strong competition, even when buyers generally have more choices.

Cortez

Cortez moved closer to a balanced market in July, with 6.73 months of inventory. Homes sold for a median $369,999, reached 99% of their asking price, and spent a median 24 days on the market. Buyers have more choices, but accurately priced homes are still selling relatively quickly and close to asking price.

Dolores

Dolores remains firmly in buyer’s-market territory, with 14.5 months of inventory. However, the homes that sold spent a median of only 15 days on the market and received 99.5% of their asking price. This suggests that buyers can be selective, while appealing, appropriately priced properties can still attract attention quickly.
